Loft Conversions

The planning regulations relating to loft conversions are often wrongly appplied and many of these do not need planning permission but only Building Regulations approval. A critical factor is whether you need to use dormer windows or just rooflights to give you the headroom and/or light you require.

The location of dormers and roof lights is important and extra restrictions now apply. All dormers to the front elevation facing a road or any within a Conservation Area require planning permission whatever the size. Side dormers may be acceptable but if you are on a corner plot and facing a road then again permission is required.

Rooflights can only protrude so much from the roof plane and in some instances have to be obscure glazed and even non-opening.
